1. Research & Neighborhood ScoutingPhase 1: 3-6 Months Out
School catchments, commute corridors, quadrant selection & climate prep
Identify Top 3 Edmonton Quadrants or Suburbs
Edmonton is sprawling. Southwest (Windermere, Terwillegar), West (Glenora, Lewis Estates), Southeast (Summerside with private lake), or popular surrounding communities like St. Albert and Sherwood Park each offer completely different vibes and commute routes.
Action: Watch Erick & Sue's neighborhood video tours and map commute routes to your workplace.
Review Edmonton Public & Catholic School Catchments
Edmonton Public Schools (EPSB) and Edmonton Catholic (ECSD) operate on attendance zones with lottery lot systems for high-growth areas. Confirm catchment eligibility before writing an offer.
Action: Request school report cards and verify designated schools for target communities.
Book a 3-5 Day Edmonton Scouting Trip
Drive the Anthony Henday Ring Road during rush hour, walk the River Valley, tour recreation centers (Terwillegar or Meadows Rec), and experience local shopping pockets.
Action: Schedule a 1-on-1 neighborhood driving tour with Erick Yip to see communities in person.
Calculate Your Alberta Tax & Cost Advantage
Alberta has NO Provincial Sales Tax (PST) and NO Land Transfer Tax. Factor in lower property entry points ($450k vs $1M+) and higher average household incomes.
Action: Map out your new monthly budget with only 5% federal GST and $0 land transfer tax.
2. Finding Your Edmonton HomePhase 2: 2-3 Months Out
Mortgage pre-approval, virtual vs in-person tours, offers & Alberta land title advantage
Get Pre-Approved with an Alberta-Licensed Mortgage Broker
Even if using a national bank, working with a mortgage specialist licensed in Alberta ensures property tax calculations and municipal assessment guidelines match Edmonton reality.
Action: Secure a 90-120 day rate hold before booking live home tours.
Set Up Live Video Walkthroughs with Erick & Sue
Can't fly in every weekend? Erick & Sue do high-definition live FaceTime/WhatsApp tours pointing out furnace age, basement sump pumps, grading slopes, street traffic noise, and build quality.
Action: Create an active MLS auto-search with your exact criteria.
Understand Alberta Real Estate Purchase Contracts & Legal Fees
In Alberta, standard real estate offers use the AREA contract with condition dates (typically 10-14 days for inspection and financing). Retain an Alberta real estate lawyer to handle closing.
Action: Budget ~$1,500-$1,800 for legal fees and ~$955 for land title registration (no transfer tax!).
Schedule Edmonton Climate-Specific Home Inspection
Critical Edmonton inspection checkpoints: attic insulation R-value, furnace and heat exchanger health, lot grading away from foundation, sump pump, and telepost integrity in the basement.
Action: Hire an interNACHI/CAHPI certified inspector who understands prairie frost heaves and snow loads.
3. Wrapping Up Your Current CityPhase 3: 4-8 Weeks Out
Listing current home, school records, medical file transfers & utility terminations
Synchronize Sale/Lease of Existing Home with Edmonton Possession
Avoid paying for two homes simultaneously or running into bridge loan complications by aligning possession dates with your current home's sale completion or lease notice.
Action: Work with Erick to negotiate a flexible 30-60 day closing window.
Request Official Medical, Dental & Veterinary Files
Obtain printed or digital copies of immunization records, prescription histories, and specialty health records for all family members and pets before moving provinces.
Action: Ask for a 60-90 day medication supply to bridge the provincial health card transition.
Secure Final School Report Cards and Individual Education Plans (IEP)
Edmonton schools require official birth certificates, proof of Alberta address (utility bill or purchase contract), and previous school transcripts for grade placement.
Action: Get official sealed transcripts from your children's current principal's office.
Schedule Departure Utility Disconnections
Set your current home hydro/power, water, natural gas, internet, and municipal services to disconnect 1 day after your moving truck finishes loading.
Action: Forward Canada Post mail to your new Edmonton address for 6-12 months.
4. Cross-Province Moving LogisticsPhase 4: 2-4 Weeks Out
Long-distance movers, vehicle road-trips vs rail transport, pets & possessions
Book Accredited Interprovincial Movers
Get 2-3 in-home or virtual video quotes from movers certified by the Canadian Association of Movers (CAM). Check transit guarantees, scale weights, and comprehensive cargo insurance.
Action: Lock in binding price quotes 4-6 weeks prior to move date.
Plan Vehicle Transport or Trans-Canada Road Trip
Decide whether to drive your vehicle(s) (watching mountain pass weather through BC in shoulder/winter months) or ship via rail/auto carrier directly to an Edmonton freight depot.
Action: If driving through the Rockies between Oct 1 and Apr 30, ensure winter tires (M+S or 3-peak mountain snowflake) are mounted.
Pack 'First 48 Hours in Edmonton' Essentials Kit
Keep mattresses, bedding, kettle, tool kit, phone chargers, snow boots, warm jackets, pet food, and key documents in your personal vehicle or carry-on luggage.
Action: Label these priority boxes 'Open First - Do Not Put in Van'.
5. First 30 Days in EdmontonPhase 5: Move Week & Month 1
EPCOR utility hookup, Alberta Health Care (AHCIP), driver's license & vehicle inspection
Activate EPCOR Water & Waste + Energy Retailer
EPCOR provides regulated water, sewer, and waste services for Edmonton. For electricity and natural gas, choose either EPCOR Regulated Rate Option (RRO) or competitive fixed retailers (Enmax, Direct Energy, ATCO).
Action: Set up services online 3-5 days before your official possession day.
Register for Alberta Health Care Insurance Plan (AHCIP)
Alberta Health Care has NO monthly premiums! Coverage begins on the first day of the third month after establishing Alberta residency (your previous province's health card covers you during the interim).
Action: Apply in person at any Edmonton registry office with your lease/purchase agreement and ID.
Exchange Driver's License & Out-of-Province Vehicle Inspection
You have 90 days to switch to an Alberta driver's license and register vehicles. Vehicles from outside Alberta require a certified Out-of-Province Vehicle Inspection at an authorized mechanic before getting Alberta plates.
Action: Secure Alberta auto insurance first (pink card), obtain inspection request form at registry, then test vehicle.
Find a Family Doctor & Urgent Care Clinics
Use the Alberta College of Physicians & Surgeons (CPSA) 'Find a Doctor' portal or Primary Care Network (PCN) clinics accepting new patients in your quadrant.
Action: Locate your nearest Primary Care Network clinic and local emergency hospital (Stollery, Royal Alex, Grey Nuns, Misericordia).
6. Winter Readiness & Community LifePhase 6: Long-Term Thriving
Block heater cords, winter tires, recreation centres, River Valley & community leagues
Winterize Your Vehicle: Block Heater, Winter Tires & -40°C Fluid
Edmonton winter temperatures dip to -25°C to -35°C in December/January. Vehicles need an engine block heater cord (most Alberta homes have exterior timer outlets), true winter tires, and winter-grade windshield fluid.
Action: Locate your vehicle's block heater cord or install an aftermarket heater before November.
Join Your Local Edmonton Community League
Edmonton has 160+ unique Community Leagues. A $25-$45 annual family membership gives you free community skating rinks, tennis/pickleball courts, free swim times at city recreation centres, and local social events.
Action: Visit efcl.org to find your designated neighborhood community league.
Explore the Edmonton River Valley (22x Larger than Central Park)
Edmonton boasts North America's longest stretch of connected urban parkland with 160 km of multi-use trails, golf courses, cross-country ski tracks, and off-leash dog parks.
Action: Visit Hawrelak Park, Fort Edmonton Park, Victoria Park Iceway, and High Level Bridge streetcar.
